I need some advice on tracing....

the owner of a derelict house over the way from my house, I have the land registry file and it shows the name of the registered owner, the address is the same as the address that is currently derelict. The property is in Hull, the last proprietor shows to be GE Money in 2007. After that there is an "Equitable charge created by a final charging order dated 8th September in favour of Motor Insurer's Bureau under Court Reference" does this mean the house has been repossessed ?

 

I'm simply trying to trace the owner so that I can buy the property.

 

I know its a long shot but the house is going to ruin, it's starting to look very run down as it's been empty for 3 years + now according to the neighbors.

 

I've mentioned it to the council but they dont want to know simply because it's a "Private Property".

 

Any advice would be appreciated!

You could try requesting the legal paperwork that went with the case, it should be public record and may have deffendent/interested parties listed on it. May cost a small amount to pull the file but is probably dooable. There may even be an online repository of the documents depending on how modernised your area is.

worth trying the local Estate Agents to see if they remember the original sale?

 

They also have various contacts who might be able to trace the owner as there is a chance of acting for them.

Have a chat with the council, either East Riding or Hull CC depending where about's it is. You can use their websites to see any planning information on there and try and track down owners that way. If you need help ping me a PM and I will point you in the right direction.

I have just looked on the court archives and the case number I have found nothing, nor does the name of the persons involved in the case!!

 

I Might just have to put this down to "it was a good idea" but I think I doubt very much i'll find the owner.

 

Uness of course someone wants to look at the land reg doc and see if they can find them and let me know.... ?

Is mail for the registered owner being forwarded? Might be worth posting a letter via Royal Mail and see if it ends up somewhere.

I thought some council have a department/ person whos job it is to try and get delapidated properities lived in again. Getting Hold of Property | Self Help Housing might help.

The local council have an obligation to bring properties back into use, private or not.

An equitable charge does mean that the house has been repossessed. GE Money probably offered the finance for the mortgage although it would have been in the name of another mortgage company. It's likely that the repossessor hasn't updated the Land Registry file.

 

Are you able to find out which solicitor managed the sale by looking at the copies of original sale deeds? Perhaps they could help.

check Zoopla ? see if anyone has claimed the property on there, it should also tell you when it was last sold, how much for and how much the houses are currently going for.
