Anyone want to explain my water heater to me?

I cannot explain to you how much i hate this thing.

 

I think what frustrates me is im not quite sure what does what...

 

I've been in this flat 5 years and in that time its had both of its heat filament things replaced. Today trick seems to be have not have heated up the water properly overnight then and when we try, what i call the "boost", it gives me some mildly warm water.

 

It also seems to be constantly running water (not leaking) and that's all been counted on my Water Meter...

 

You're a clever bunch, does that mean anything to anyone. Yes i'm going to call the landlord but its nice to have a clue whats wrong...

About the water running, I had that on my place when I moved in. Turned out the pressure release valve was set too low, so it was releasing all the pressure along with the water!

Don't mock the Tundish without it you would have problems (or a very wet floor!)

 

It shouldn't be running water all the time out of the system though so sounds like it needs a plumbing guru to it again

 

Look on the bright side at least its not melting its fused spur like last time!
