Hi there , just after some opinions please:-

 

 

Compare these two houses?

which one would you buy if you had too? and why?

whats the best feature in each?

whats the worst feature in each?

 

 

property 1

3 bedroom house for sale in Neston Road, Leicester LE2, LE2

 

property 2

3 bedroom town house for sale in Neston Road, Aylestone, Leicester, LE2 6RD, LE2

Personal opinion but the 109 I prefer. (But guess it depends on if you have family/kids/pets etc).

 

Prefer laminate through-out, better drive area, already joined rooms (giving bigger living area) and easy to maintain garden. Only downside is as mentioned above, garden isn't really kid/pet friendly etc.

 

Didn't really look into sizes of rooms etc, but those spring out from glancing through.

Property 2 is ready to move into, clearly done out to a high standard. You'd probably want to redecorate Property 1.

 

Property 2 has full double glazing... Property 1 does not. (That's a biggie in favour of 2 by the way)

 

If you have kids or a dog, you might want the grass outside property 1, rather than the paving of property 2 ('Deceptively spacious' in property details always makes me wonder) .

 

You could spend the money on Property 2 to turn it into your version of Property 1, but it depends on what you want. I wouldn't discount either without viewing.

Wow! Coming from the South Coast, I'd happily buy either of these at those prices!!

 

It currently costs me nearly 10k to rent a 3 bed house smaller than those for a year!!

 

Seriously, the 109k one looks the better house to me.

elseegee: i didnt notice about the double glazing, you must have an eagle eye!

Also you wouldn't believe the houses are next door to each other!

It appears, just from the photos, as if the £109k one is better maintained. It looks like the £99k one has an original toilet in (judging by the shape of the cistern and pipe) which suggests to me it's an original bathroom (1970s?), whereas the £109k one has all-new bathroom furniture. You'll also notice on the £99k one that there's a fridge-freezer in the living room because the kitchen isn't large enough.

The cooker in the £99k one is a very cheap one. In the £109k one you've got a range. The owners may be leaving it but you should ask. Ranges are pricey, and parts to repair them are expensive - it's worth checking the make and model and ensuring that you can still buy parts for that one. But it'll give you a far better cooking experience, assuming that's important to you.

 

Also looks like the alarm system is relatively recent. The contract will be with the owner, not the house, so that would be a further cost to consider.

 

IMO the £109k one has a better interior and is better maintained.

It depends on what kind of experience you want I guess (and also how much flexibiltiy there is in each price).

 

The cheaper one offers you a lot of potential to make changes yourself and stamp your own mark on it. The dearer one is much more ready to live in. We've just been through a similar process (although quite a bit dearer in Kendal!) and we ended up getting a chunk of the purchase price then doing some work on it ourselves (or with mates).

 

Looking back we are so much happier with the house that needed work as it is now very much ours with things the way we want them.

 

Horses for courses I guess - depends how much work you want to do (and what the price you could get them for would be)

Not to throw a spanner in the works, but how much do you know about the area and street? I would potentially be concerned that two houses next to one another were being sold at the same time.

crc-ict , I know the area quite well, in fact one of the houses for sale is mine ( but i didnt want to mention because i needed independent impartial responses)

it just happens the neighbours put theirs on the market at the same time.

 

Thanks for all your replys, they are excellent, and some of you have are very eagle eyed.

 

and i agree it depends what the buyer wants , it is a buyers market at present. We may rent it out instead( but thats another kettle of fish)
