Photographers! I want to license my images.

I took some pictures and a website wants to use them, does anyone have any wording I can use for a contract to license them the images non-exclusively and so they can't crop, resell, remove watermark etc?

Are you looking to make money from the images? If not, would one of the Creative Commons licenses do the job?

I might want to make money from them later. The website is only small at the moment but I don't want to give them free reign, they've asked about using them on their website on a particular article so I don't want to license the image and say yes use it and it's then used all over their website/Facebook/Twitter/whatever freely as they see fit.
