witch Posted January 14, 2016 Posted January 14, 2016 I think you should take the risk. My house was built in 1947 and we have no woodworm. However, I would be concerned about the survey - on a house of that age you really should be getting a full survey done
Andrew_C Posted January 14, 2016 Posted January 14, 2016 (edited) Worm in a 50 year old house wouldn't surprise me. In fact, it might even be more surprising if it wasn't there! (A long time ago I worked for surveyors) That said, it is unlikely to be catastrophic in scale, and all you will need is a spray, and a couple of nights in a hotel! Contact a local company (Rentokil will be £ching) and ask for a 'worst case, finger in the air, guess at a price' then you will know what you are letting yourself in for IN THE WORST CASE. Then buy it. Around here, you will have made more on the price going up in 6 months than the treatment will cost. If you can go back and have a good look in the loft, pull some insulation aside, and look for little piles of very fine dust (called Frass). Easier to see that the worm holes themselves. Does the report you have check for damp? I agree with witch that a full structural survey covers so much more (subsidence, damp, etc) and I would only consider not getting one done on a property still covered by an NHBC guarantee
sippo Posted January 14, 2016 Author Posted January 14, 2016 Thanks all. It's so frustrating. The surveyor has said he can't see any, but can't be sure. It's says we should get a report before exchange, but then says we should budget for any future cases. I have an appointment with the solicitor today, so will ask him. If it's the buyers responsibility, I think we will take the risk.
Iain.Faulkner Posted January 14, 2016 Posted January 14, 2016 If it was on teh market originally at £195k and you've been offered £190k then you should be biting their hand off and tell the people you're buying from that you've had to reduce your offer by the same amount. Ultimately it makes no difference to you as long as the house you're buying comes down by the same amount.

There used to be a smaller electric oven, but the vendor took that. Im guessing you were asking me? I will answer anyway I had my kitchen fitter do mine so cant comment on their installers. I did get a free hood with mine, which was upgraded free of charge due to a shortage of stock.
