Although it is proving it that is the issue. Not everyone will have the same documents we do as I assume their copies of the deeds are still kept by their mortgage provider - ours aren't.

I think. Regardless left or right it is normally the same. The council will also know that too!

MatthewL Posted December 27, 2013 Posted December 27, 2013 Very lucky up here in Northern Lincolnshire, just very strong winds over night, gusts at one point of 60mph just down the road at the airport, where I am in the village is a little dip but the top of the house is inline with that so has kept me up during the night, few trees over in town and that's been about it. Speak to friends and looking on Facebook of people who are down Surrey way it doesn't look nice along the whole south coast.

elsiegee40 Posted December 27, 2013 Posted December 27, 2013 (edited) This rule of thumb does not always apply... especially in modern houses. If you stand outside and look at the front of the house the left boundary may belong to you in its entirety right through to the end of the back garden and the right to your neighbour. The back fence is anyone's guess. If your house is newer than surrounding properties, then this rule may not apply. Our house manages to have boundaries with 5 other properties of varying ages and the fence ownership is complex! Edited December 27, 2013 by elsiegee40
witch Posted December 27, 2013 Posted December 27, 2013 Our house was built in 1947 - the last one in the street on this side, so all houses are the same age. @plexer - left from the back is not the same as left from standing at the front door and looking out of the house, which is what I meant. If I stand outside the house, on the pavement, and look at the front of the house, as @elsiegee40 says, then the right hand boundary is ours in its entirety - all the way along the full 180ft of the property.

This wall forms the boundary for the rear gardens of the two houses that are around the corner from us. Who's responsible for it? We always assumed it was theirs? The confusion arises because of this: "Common beliefs about ownership of boundary features There is no legal foundation for the belief that boundary features on the right (or on the left) as you look at the property from the front are automatically owned by the owner of the property. Nor is it the case that the post and rails of a fence are necessarily on the owner’s side". Ben Of course, but that's the point - where is the actual boundary of the property so that you know where to put your fence without encroaching on someone else's land OR putting it too far inside your own boundary which often leads to the people on the other side presuming their land runs up to your fence
