Exchange 2010 - Add a transport rule to add a warning to message

Trying to create a transport rule that if a message contains any attachment or embedded link I add a warning in red at the top of the email expressing caution to the recipient but I can't seem to get it right.

 

Can anyone point me in the right direction with the rule conditions?

 

I already run email moderation for multiple attachment types as another rule but I thought this might make teachers or students think twice before opening anything it missed...
